
Built, and paid for
Marenal’s infrastructure is operational and verifiable. This is not a vision of what might be built someday. This is what exists on the ground right now, and all of it is paid for.
55 acres, 32 lots, two phases
Our 55 acres of agricultural land, roughly 22 hectares, contain 32 residential lots. They are offered for sale in two phases.
Phase One is 11 lots fronting Highway 143, a public national road. Water, electricity and fiber are connected, the building sites are delineated, and construction can begin now. Seven of those lots are open to founding partners.
Phase Two is 21 interior lots, each a minimum of 5,000 square metres, designed to run off-grid. They are released after Phase One closes. A Phase Two lot can be selected now and reserved with a $10,000 deposit held in escrow.

What is in the ground
Water
Our own deep well, with supply capacity for up to 100 homes. The water is treated without harmful chemicals and reaches every lot through below-grade water lines.
We are not dependent on a municipal supply.
Electricity
Phase One is connected to the national grid through ICE, the national power company. Phase Two is designed to run off-grid, with sun, wind and biogas and battery backup.
Internet
Gigabit fiber optic internet is installed and operating across Phase One, suitable for remote work and daily use.
Phase Two will use satellite.
Roads
Internal roads are graded and surfaced with lastre, a permeable stone base suited to highland terrain and maintained by us.
Security
Gates control access to both Phase One and Phase Two. Our team lives and works on site, so fewer outside contractors need to come through.
Sanitation
Every home has its own septic system and rainwater collection tanks.
Three homes already standing
The manager’s home, built in 2002 and expanded in 2022, where Ariana lives.
Franz’s own home, completed in 2023. He has lived here full time since 2024.
The farmer’s cottage, fully renovated, which we can also make available to visiting partners when it is free.
Amapola House, Lot 6
$475,000, including the Founders lot discount. Finished, furnished, and ready for occupancy.
The Amapola House is our proof that building well at Marenal is straightforward. It was designed and built by our own team, and it is ready to move into today.

A working farm, not a garden
The farm produces tilapia in managed ponds, chickens, sheep, and fruit and vegetables year round. It is run by our operations team and it is one of the reasons partners come looking here rather than somewhere with a better beach.
Five minutes from a full town
Marenal is not remote. Nuevo Arenal is 5 minutes away and has everything needed for daily life, along with an established expat community.

Most public national roads are paved and many municipal roads are graded dirt. Our own easements are graded and lastre covered, but steep in parts. This is highland terrain, and we recommend four-wheel drive.
